The proposed PMRDA Corporate Office Building at Yerwada, Pune is an artfully-tuned structure for efficiency and comfort. This 10-storeyed (25,100 sq. mtrs.) Green Office Building (IGBC – PLATINUM rated) will house operational functions for a rapidly growing organization which has a distinct approach towards sustainable growth of the Pune Metropolitan Region (PMR). The proposed site is well connected to the nearest Airport /Railway Station and major cities through road networks. The Proposed Corporate office building will be accessible by two separate entrances at P01 level (first podium level – entry level).

Lower Ground Level and Four Podiums above will cater to Parking requirements for the Office Building and for the citizens visiting the facility. The floor above podium P04 level would have the citizen waiting lobby and other facilities such as Bank, Library, Canteen, Business Centre, Multipurpose Hall, Meeting Hall, Departmental Office areas and other allied facilities. The upper three office floors (L02-L04) would cater to the Office requirement of 15 departments under PMRDA and the top floor (L05) would have office facility for Authority office, Commissioner’s Office & Additional Commissioner’s Office, Board Room and guest room facility.

The Building harnesses a passive and active energy concept. The building’s orientation maximizes eastern and western daylight, to minimize the western exposure, 1.2 m of green balcony (landscaped balcony) has been proposed towards the western side of the building. The balcony would avoid direct penetration of light and heat into the office areas. Photovoltaic system will further mitigate energy consumption. The result is a healthier environment that downsizes the building’s mechanical system.
